Common flat roof problems we repair

Most flat roof repairs we get called out to fall into a handful of familiar problems. If any of these sound like your roof, we can help.

Persistent leaks and damp patches

Water staining on a ceiling or a slow drip that keeps coming back usually points to a failed area of covering or a joint that has let go. We trace the true source rather than patching the first wet spot we see.

Ponding water

Flat roofs should still drain. If water sits in pools for days after rain, it accelerates wear and eventually finds a way in. We look at both the covering and the fall of the roof.

Blistering and bubbling

Raised blisters in felt or other coverings mean trapped moisture or air below the surface. Left alone they split and leak.

Cracked or split felt

Older felt roofs go brittle with age and UV exposure, then crack along stress points. Small splits are often repairable before they spread.

Failed seams and joints

Many leaks start where two sheets or sections meet. Re-sealing or re-lapping a failed seam is a common, cost-effective fix.

Damaged flashing and lead work

Where the flat roof meets a wall, chimney or upstand, worn flashing is a frequent culprit. We repair and replace lead and flashing details properly.

What does a flat roof repair cost?

Every repair is priced on what we actually find, but a few things drive the cost: the size of the damaged area, the roof material, how easy the roof is to reach safely, and whether it is a single leak or more widespread wear. A small localised repair is a very different job from re-covering a tired section.

That is exactly why we survey your roof before we quote. You get a clear, fixed price in writing, with no call-out charge and no pressure. And if a repair is not the sensible option, we will tell you honestly rather than patch something that is only going to fail again.

Repair or replace?

Not every flat roof needs replacing, and we will never tell you it does just to win a bigger job.

If the covering is generally sound and the problem is a specific leak, seam or area of damage, a targeted repair is usually the most cost-effective fix. If the roof is at the end of its life, holding water across large areas, or failing in several places at once, repeated patching becomes false economy and a full re-cover works out cheaper over time.

We will give you the honest answer after the survey, not the one that suits us. If a repair will genuinely solve the problem, that is what we will quote for.

Because we're local, we can usually get to you quickly. We'll give you an honest timeframe the moment you call, based on where you are in Sussex and how urgent the leak is.
Water travels along rafters and battens before it drips, so the entry point is rarely directly above the wet patch. Diagnosing a flat-roof leak properly takes more than a look from a ladder, which is why a real inspection matters.
No. Coming out, finding the source and quoting are all free. You only pay if you decide to go ahead with the repair.
Yes. We take photo records before, during and after every repair, plus a written report of what was found and done. This is usually suitable to support a home insurance claim, though you should check your insurer's specific requirements.
