Blistering and bubbling
Raised blisters in felt or other coverings mean trapped moisture or air below the surface. Left alone they split and leak.
Cracked or split felt
Older felt roofs go brittle with age and UV exposure, then crack along stress points. Small splits are often repairable before they spread.
Failed seams and joints
Many leaks start where two sheets or sections meet. Re-sealing or re-lapping a failed seam is a common, cost-effective fix.
Damaged flashing and lead work
Where the flat roof meets a wall, chimney or upstand, worn flashing is a frequent culprit. We repair and replace lead and flashing details properly.

Repair or replace?

If the covering is generally sound and the problem is a specific leak, seam or area of damage, a targeted repair is usually the most cost-effective fix. If the roof is at the end of its life, holding water across large areas, or failing in several places at once, repeated patching becomes false economy and a full re-cover works out cheaper over time.
